1Reservation Agreement
For the reservation of a residential plot, a written reservation agreement is concluded with the buyer. To confirm the purchase intention, the buyer pays a reservation fee upon signing the reservation agreement: €3,000 (for a 30-day reservation) or €5,000 (for a 60-day reservation).
2Obligational Sales Agreement and Real Right Agreement
For the purchase and transfer of the residential plot, a notarised obligational sales agreement and a real right agreement are concluded simultaneously with the buyer. Upon signing these agreements, the buyer pays the seller 100% of the purchase price. The paid reservation fee is credited towards the purchase price. After the agreements are concluded, the residential plot is transferred to the buyer.
The contract price includes:
- Property price including VAT
- Connection to the central water supply (connection point at the property boundary)
- Connection to the central sewage system (connection point at the property boundary)
- Connection to the electrical network (distribution board at the property boundary)
- Electricity connection: 25 A
- Option to connect to fiber-optic cable (ready for installation)
- Asphalted access roads to the property
- Street lighting in the residential area
The contract price does not include:
- Fees for VÕL (land lease agreement) and AÕL (real right agreement), as well as state duties
